Mold feeds on wood, foods, paper, insulation, and other foods found in homes. It can grow without sunlight, and is frequently found in dark, damp areas. Molds are frequently found in homes and other buildings, and a bad mold infestation in a building can cause structural damage.

There is not much science linking mold exposure to illness in people unless they have compromised immune systems or other pre-existing illnesses. However, many have claimed in court that mold has caused headaches, rashes, respiratory troubles, and even brain damage and cognitive function impairment. The term “toxic mold” was invented by lawyers to describe species of mold that may be linked to such problems.

Most people assume that their homeowners policies will cover mold damage. This is sometimes the case, but not always.

Frequently, mold is linked to water damage, as mold occurs in damp areas. Most homeowners policies do not provide coverage for water damage caused by faulty maintenance issues such as condensation or humidity problems, leaks or seepage, or drainage issues. In addition, homeowners policies do not cover damage caused by flooding—which could include the growth of toxic mold. Some companies specifically exclude mold from coverage even in instances where water damage would be covered.
